Former Brunel Family Centre and Bayswater Children's Centre : Future Housing Opportunity

The Former Brunel Family centre (now the Happy Hub) is a building located on the Brunel Estate. The council has initially explored the potential opportunities for how new housing and community amenity could be delivered on the Former Brunel Family Centre site, the nearby Mouslford and Polperro blocks, and the Bayswater Children Centre.

Following initial engagement within the community, the council will be carrying out future consultation about the potential opportunity to build new housing and community use space.

Westminster City Council, with the help of architects and specialist teams, have looked at locations across Westminster for opportunities to deliver new affordable housing, community facilities and green spaces. We’ve spoken with communities in these areas and four of the locations will progress to the next stage. We now want residents, businesses and voluntary groups to help us test a range of options. We’ll then work together to co-design proposals that benefit the whole community.

How To Engage

We want Moulsford and Polperro households, and residents across the Brunel estate, to work with us to thoroughly test different development scenarios with a view to bringing forward proposals that have been designed in partnership with the community.

Brunel Happy Hub: Temporary Use

From late 2025 Westminster City Council have opened a new Community Hub at Former Brunel Family Centre site called the Happy Hub. You can read more about the Community Hubs Programme here.

At Brunel, the Happy Hub will be of temporary use for three years and any potential future housing opportunities would follow after this programme. The council is committed to provide a community hub as part of future provision of the Former Brunel Family Centre/Bayswater Children's Centre sites.
